If you are a property owner than you must read this and pass it on to your property management companies or leasing agents. Property managers should always never assume that no news is good news when it comes to their tenants or their properties. It is also very unwise to randomly call up renters or tenants and ask them him how things are, and then assume that whatever they say you can take to the bank. I mean honestly, when someone asks you how you are doing, the common response is to tell them that everything is good even though things are incredibly stressful. Often, renters will make a mistake and break something on the property but would definitely not wish to tell the landlord. Or their dogs and cats might have dug under the fence and caused some problems, or even destroyed all the landscaping in the backyard which can be very expensive! Sometimes sprinkler heads break and the tenants do not want to worry the landlord or management personnel and yet part of the grass in the front yard is dying, other parts are flooding, and each day it does more damage. This is why I highly recommend that you or your home care service provider causally drive by your rental units, apartments, or income property rental homes early and often. It also makes sense to get to know the neighbors of your rental properties. They can become your eyes and ears and alert you to problems before they occur. I would even recommend having your property care taker give you a weekly report on the status of the property. We live in bizarre times and bizarre things can happen throughout the week. Every property manager and rental home owner wishes to have a trouble-free rental arrangement during the term of the contract or lease with the tenants. But it makes sense to also be prudent, proactive, and keep your properties profitable, livable, clean, and in good condition. We all wish for the best in our properties, but do not let luck decide, you have to take action. The last thing you want is for the neighbors to turn in your tenants to the code enforcement, due to animals that they own, parking their car on the lawn, throwing outrageous parties, or even selling drugs out of your rental units.
