I dunno Powell, what you say is true except in my case I'd as soon put up with 
earthquakes/volcanos rather than tornados/hurricanes.  Those tornados spook me 
up a bit.  A good part of northern
& central california is still very rural, as you stated, extreme contrast from 
urban california.
