A while ago I made change to the RegionServer interface to give coprocessors
access to locks and leases.
So this *could* be done by coprocessor: (1) lock row (2) check condition on row
(3) apply update (4) release lock
I like the single row transactions as well. The only concern is that we're
straying into client specific territory rather than just storing bytes.
