hi! - this one was almost driving me nuts,
but then I've (finally) contacted macromedia support yesterday.
then voila! here's the solution (this morning):

do a 
% rm -rf $JRUN_HOME/server/defaulr/runtime/*
before doing
% java ... allaire.ejipt.tools.Server -start


;; (sounds really silly when solved :p)

anyway, big cheers => tech support team !! :)
