It looks like the issue was isolated to Mac OS v10.11.6 (El Capitan). Once I
upgraded to 10.13.6 (High Sierra) then the files downloaded successfully.
Thanks for the help. Recommend that documentation be updated that certain OS
version could be incompatible with the files.
