The point of the article is to explain why building costs are so high around here and therefore the high rents, which is why we have a housing crisis. Too much expensive housing.
The HCA zones will drive up land acquisition cost for those parcels because those parcels will not require town approval. I do agree that town meeting was a deterrent to developers, but in my opinion, a good deterrent. Lots of folks disagree with me which is fine. The zoning bylaws and site guidelines will now need to represent the tastes of the town and serve as that oversight somehow without being too restrictive on developers. It’s risky in my opinion. It puts a lot of pressure on our planning board to be good decision-makers on design. I think we should put less into HCA zoning to avoid these risks and extra pressure on our planning board. But maybe they can handle it, we’ll see.
