Just a bit of additional data on the state of the current housing market:

Last year the 12 former Army houses in Wayland adjacent to the old Nike site 
off Oxbow Road were redeveloped, completely rebuilt, and sold by a private 
developer. They are free standing single family units, but as they are sited on 
one lot, they are a condominium with an HOA. The ranch-style homes are 
identical: 1410 sq. ft., 3 bedrooms, 2 baths. No garage or basement, but fully 
modern with new appliances, AC, heat pumps, etc. All sold for $859,000, except 
for one at $853,000.

Wayland had the opportunity to pursue affordable housing options here, but 
chose not to do so. (Don’t ask me why; I’m only vaguely knowledgeable about 
Wayland politics.) Nor do I know anything about the terms of the HOA, etc. Only 
reporting on recent sales of what some might call “starter homes.”

There is a desperate need for housing.
