1. Plausible Electrical Interference sources.
2. Likely >50m length of run.
3. Cabling Permenance likely once its set down.

I'd probably prefer to future proof instead of having to rip stuff up if you
ever need something faster or
more reslient.

Cat6 is not substantially more costly than Cat5e these days, so I think it
silly *NOT* to take that option.
