Once again, nightlife and businesses in San Francisco are being attacked.
Please pass this message on to all your friends.

This THURSDAY, June 5th @ approx 6:30pm, there is going to be a
DISCRETIONARY REVIEW HEARING at City Hall, ROOM 400. Please join us and show
your support in this matter.

The owner of 1525 Folsom St. has evicted the business from that location and
is attempting to convert the space into a residential dwelling unit. The
location of this space is above the Holy Cow Bar and V Caf�. 1525 Folsom is
also situated between the StudioZ.tv "B Space" and the Wish Bar.

Here is a crude overhead drawing of the layout of the business in the
immediate area.

Again, the proposed plan is to put a dwelling unit above the V Caf� and the
Holy Cow bar.

You might be aware that nightlife in San Francisco typically needs to work
with residential neighbors in order to peacefully co-exist. For example, the
San Francisco Late Night Coalition was originally formed to help give
existing neighbors and nightlife business a means to communicate peacefully
and productively. This process has worked quite well for cases of existing
neighbors and business conflicts.

Now, we are in a situation where someone wants to construct a dwelling unit
right on top of known late night entertainment businesses and this is our
chance to stop it before it is too late.

The reality is that no amount of expensive sound proofing is going to
prevent residents in this location from being in conflict with the existing
businesses. The building is quite old and we have been told by architects
that the entire building would need to be torn down and rebuilt with modern
materials in order to have even close to adequate sound attenuation. There
is no known plan by the owner to do this.

If we or other establishments go out of business because of this, it will
affect the business-ecosystem which exists on 11th Street. In other words,
we all depend on each other, the more businesses on 11th Street the better
for everyone. This is hard economic times, let's not make it worse with
problems that can be easily mitigated.

1525 FOLSOM STREET - east side between Norfolk and 11th Streets, Lot 053 in
Assessor's Block 3521 - Mandatory Discretionary Review of Building Permit
Application Number 2003.02.05.6758, a proposal to convert the second story
of an existing two story building from that of storage into a dwelling unit.
The construction of a new rear deck, stairs, and garage are also proposed.
The property is located in an SLR (Service / Light Industrial / Residential)
Zoning District, the IPZ (Industrial Protection Zone) as set forth in
Planning Commission Resolution Number 16202, and a 50-X Height and Bulk
District.

Preliminary Recommendation: Take Discretionary Review to approve the project
with conditions.

We need your help to change the preliminary recommendation to not allow this
to happen at all. No amount of conditions will prevent noise problems with
these neighbors. Please come to the hearing and show your support!
