You’ll have to consult the DHCP server of your router, assuming you want IPv4 
addresses.  They may or may not be available for IPv6.

If you are using AirPort, then you will only be able to find the IP addresses 
of wireless clients.  Apple, in its infinite stupidity—oops, wisdom—decided to 
remove the comprehensive DHCP client view from the utility, and now leaves only 
a combined wireless client detail view which just happens to include IP address 
(but which doesn’t cover wired clients).  You can still use the older AirPort 
Utility 5.6.1 if you wish, though doing so is unsupported and, in recent 
versions of the OS, harder than really necessary because it’s intentionally 
been blacklisted.  If you need help with this, let me know and I can send you a 
package containing the utility and the helper to run it.
