Hello E.T., Like you , my primary computer and router are upstairs whyile my Apple TV, 4th Generation is downstairs.
All I can say is that I use a Cisco Linksys extender with my Cisco Linksys router for my Apple TV 4th generation and never experience any kind of buffering or delay on the Apple TV.
