I've known people with mortgages under $30k, but when I was shopping for one a couple of years ago, you had to borrow $75k to get the best rate and the fees were enough to put the effective APR higher than I wanted to pay. I ended up with a HELOC. Since my credit line is twice my balance, whenever they give me a promo offer (my most recent one was for 2.74% on new balances until September) I borrow enough on the promo to pay off my existing balance.
