GWN neighborhood is proximate to ANC, so lots of noise.  Homes go for the 
triple panes when the glazing fails.  Probably comparable to hurricane glass 
pricing.  Not enough window factories here, and the big brands have to come by 
barge.  Custom glass takes a few months to arrive, so they sell it to you this 
summer for install the next.

My desire is to do a custom build with all the next gen goodies in a structure 
able to operate in analog mode for when the veneer of civilization is gone.  
The best of the 21st century to operate in 19th century splendor.  

Now if I could find a goodly plot of land for a reasonable price….

NOT in GWN, but maybe proximate to hurricane country, but not in it.
