Yeah it goes both ways. Sellers dealing with flakey buyers who ask a lot
of questions and make noncommital offers ("would you take ...")

Buyers dealing with sellers who don't respond, or don't answer the
questions asked.

Bottom line, cash in hand in person talks loudest.
