All this garage talk has reminded me of our current garage saga: We noticed
some time ago that the bottom of one of the walls was bowing out and the
siding boards popping off. I dug in there and found punky, water damaged
wood, including the 2x4 studs for a certain distance up the wall. Oy. I just
put it back and thought about what to do.

Aslo noticed that fine granules of dirt were getting pushed up into the
interior of the garage along that same area of that wall. A rodent's
digging? Ants digging? Or the wall/foundation sinking and displacing dirt?

Noticed eventually (we tend to put things off) that the concrete floor along
that edge had somehow cracked and broken away, allowing the wall to kick out
and down with it. The whole side of the garage is sinking. Also, the whole
garage floor is badly cracked.

We have since found out how the "handyman" trade works: They are happy to
show up and take a look, they may even offer to fix it, but you generally
don't hear from them again, or maybe they call and leave a message three
months later saying they've gotten ahold of a concrete guy, for example.
We've had three different fix-it-guys (all referred to us by friends or
acquaintences) act this way. They've lost a lot of money, and we need to put
our house up for sale as soon as spring.
