Thank you so much, that is exactly what I wanted.

Almost exactly. It is sufficiently unintuitive that I didn't figure it out 
after 15 minutes of playing around.

Suggestions:

1. Call the button "insert link or file".

2. Instead of making the "link to a file" button a tiny picture of a folder 
with a magnifying glass, placed next to the HREF text input, it should be 
its own line. The line should say "link to a file". My primary difficulty 
was that I didn't notice this little button.

3. Instead of saying "Link list", that drop-down menu should have a name 
like "Choose a target".

4. Instead of saying "Target", that drop-down menu should have a name like 
"Same window or new window?" People who do not know HTML will have no idea 
why that is called "target", when it feels like the destination is the 
target.

I know, these are TinyMCE suggestions and not really Mezzanine suggestions.
