I also found it interesting that the taxes on the rental duplex we own in Seward (next to our house) went up 7.3 %. (yes, a left wing shameless agitator can also be a landlord) The value did increase about 8.4%. What happened to that tax break promised by the Republican House? Who got the tax breakes?
Responding to Mr. Miller's possible reasons for the increase: In our case, the taxable market value is still below what we could sell the property for. My guess is that in your case that is also true--property values in Phillips have soared. Regarding why it is so much cheapter to build in Orlando, here are a few reasons: 1: Only airconditioning, no heating. 2. less expensive roof--it doesn't have to withstand freeze-thaw cycles 3. lower structual standards--the roof does not have to be build to hold up the weight of accumulated snow and ice. 4. Footings do not need to go below the frost line--there is no frost line. They can be build "slab on grade" 5. usually no double glazed windows, no storm doors. 6. Water and sewer about a foot below grade--no need to be below the frost line. Regarding reason 2--from everything I've seen, this does not effect the market value. > Mr. Miller is correct.
