Spectrum Apartment Search complies statistics on both rental vacancies and prices. In the second quarter of 2001 at a Rental Property Owners meeting they predicted an increase in vacancies and falling prices . They were correct.
On Pillsbury from Franklin Avenue to 24th we have some building vacancy rates nearing double digits according to landlords I have spoken with, and prices are falling. This translates to more than 20 vacant apartments in just our two blocks. Pillsbury Avenue rental rates on rooms/studios start at $265, one bedrooms at $345 and two bedrooms at $550. As a landlord my rental rates have fallen 12% to 14% in the last 12 months. I expect them to drop further. John Cevette Whittier Was I the only one who noticed the rental vacancy rate has gone from 2.1% to 4% in just one quarter? And that figure is going to keep climbing. Saturday's paper has the change noted in the usual spot. Chair Mondale, Mpls City Council, and all policy makers who have other un-met funding needs: Here's a news alert. Other projects are more deserving of funding. The affordable housing crisis has passed. Those of you who desire more funding for other good causes, now is the time to re-double your pressure on the elected officials. Show them Saturday's paper, tell them to re-prioritize their funding goals. The avalanche of funds that are starting to go into 'affordable housing' can still be diverted to other worthy projects in the city. One of the great things about this list is that you can re-read old posts. So like Cassandra, my predictions go un-heeded. Like Churchill, I can say I told you so.
