It's just a thought, but it could be that your big house isn't zoned the same as most duplexes (that rule that says you can't have more than 3 unrelated people in the same house). I know one of the duplexes on my block in Seward had, instead of a duplex zoning, a boarding house zoning. These were grandfathered in when they came up with the relatives ordinance.
