I am a frequent customer of Nicollet Hardware; many of the items they carry
are "old house" items that are difficult to locate elsewhere, and others
are just much more convenient than a trip to Home Depot.  Further, the
services available at Nicollet Hardware, such as storm window repair,
equipment rental, etc. are reasonably priced and accessable.  That said,
I've never encountered any difficulty parking at the 38th & Nicollet
intersection.  I suppose elderly or disabled customers might find it
difficult to park close enough to the store, but standard parking is
available.  I'm suprised the owners are investing in parking - those will
be some very expensive parking spaces when the acquisition costs are
calculated!  It's upsetting to lose still more housing, rental and
owner-occupied units continue to be in relatively short supply, and
demolition of decent units constitutes a wasted resource, in my mind - I
hope that the affected structures can be successfully moved.  I also hope
that the future lot doesn't become a collection point for litter, graffiti,
etc.

Assuming that it is appropriate to appease the parking lot boosters, are
there no other options?  It appears at least somewhat likely that I35 W
will eventually have access at 38th, which will significantly change the
nature of 38th St.  Buildings that are currently residential between
Nicollet and I35W (two short blocks) will be much less desirable places to
live - maybe that's the direction the Nic/38 node should expand (if it
must), vs. going south.  Have the Kingfield residents and businesses
jointly established a comprehensive development plan for the node that
address the impacts and opportunities?  If not, there's no time to waste!
