The island and the adjacent residential area between 8th(plymouth) and Marshall have great potential yet they are underutilized. The development next to the park is quite ugly and it turns itself in instead of facing the park and river. Let's call them blighted and rip em dow! (Can suburban style split level homes be called blighted just for being ugly??) That area would make a great upper landing type of development with connection to the riverfront. Perhaps they could move the Pioneer Monument from its crowded corner on Main and Marshall to a new square across the street. Just some thoughts...
While on on the subject of islands, why not bring more historic homes to Nicollet. That big field on the north end is useless space that had been 'ear-marked' for the 335 highway project. Homes facing demolition of the appropriate age and style could be moved there to create a real community. Nicollet was once a thriving neighborhood of different peoples but the island fell to 'flight', the movement of commerce and industries, and the eventual bulldozing by De LaSalle and the silly freeway like Hennepin Bridge.
The island is more of a bridge peir than an actual destination. Narrowing the road as it crosses the island would help as would appropriate development along Hennepin. You can't get much closer to the river than Nicollet Island.
