I hope the Zoning board upholds the denial of the variance to I1 zoning for Sam's Club, but I think the case for denial is weak.

The I1 zoning designation allows for "Wholesaling, warehousing and distribution"

We need more powerful tools than the current zoning code if we want to beat the big boxes. We need an Urban Code that is more prescriptive than proscriptive, as described in Chapter 4 of James Howard Kunstler's book "Home from Nowhere" and Suburban Nation, by Duany, Plater-Zyberk, and Speck. The "PO" Pedestrian-Oriented overlay zoning approaches what I'm talking about - why not extend it to more of the city?
