LAND PURCHASED AT THE FORT SNELLING NEIMAN COMPLEX

MPRB reports having purchased 17 acres at Fort Snelling. Chris Johnson's notes also show 17 acres of land purchased as follows:

-11 acres from the GSA [federal government] including 4 acres of land near the Ft. Snelling Golf Course including the land for the tennis center and a parking lot. Purchase price was $3 million or $272,727 per acre.

- 2 acres including the 27,000 sf 201 Building aka The Drill Hall for $780,000. Media reports put this purchase price at $800,000. Cost per acre: $390,000-$400,000 plus the Drill Hall.

- 4 acres known as the Cook Inlet Property acquired from an Alaskan native american tribe for $1.2 million. Cost per acre: $300,000.

NEIMAN COMPLEX LAND LEASED FROM DNR

The MPRB is leasing 100 acres from the MN Department of Natural Resources (DNR) at Fort Snelling for 30 years. The MPRB athletic fields were developed on this leased land. Johnson's notes state that the the annual lease payments to DNR are $55,000 plus 16% of all field revenue and golf course fees. A note I don't understand says that "Golf rental also held over from 1993 lease agreement." Johnson's notes say this revenue was expected to be $120,000 per year.

So, MPRB Board and staff, what's the real deal here? Are we making enough to pay for the bonds plus the park operating costs?
