Keith says...

Build housing for people with money; build lots of it. That is what is
happening in the current market place; city wide, metro wide, and beyond.
People
with money move up and into the "new and improved" housing, leaving existing
housing, of all levels and types, behind. Other folks move into that housing.
Some movers, and move-uppers, have cash, others get loans. Some folks rent or
buy
with assistance from misc. agencies, be it first time home buyer programs,
Section 8 subsidized rental payments, or The Salvation Army and Mary's Place.

People shall follow the market upward as the MARKET recycles used property in
a sustainable fashion. Rental property to owner occupied, "knock down" to new
high density modern, etc.

We certainly should not have Ryback touting City treasure, and debt, to build
"affordable" housing at unaffordable cost. Dyna predicted 50% vacancy rates
for rentals and she is redeemed. You can't realistically build affordable
housing for poor people; but the market can provide it. If there is a gap, and
a
worthy request, then partially subsidize the buyer/renter; not the builder.

Hakeem noted a glut of rental housing; and spoke up. I commend her for that
point. The Mayor has never brought citizen-soldier, small business folks called
landlord to the table of City policy. Nor has he called out the problem, and
implications city wide, of the current rental glut even as property taxes,
along with all other property related costs, balloon. He cheerfully wants to
tax,
bond, and spend to build new housing. He is screwing with the open market and
putting a back door second mortgage on all local property owners.

Ryback is spending during a glut of vacant housing. WHY?

"To her first point, Hakeem said she endorses the notion of more
cooperatives in the city for housing and business. She said job growth
hasn't led to careers with health care benefits and adequate wages."

"She also takes issue with the current affordable housing policies, saying
there's a rental glut -- not a need for more housing."
