Keep in mind also that EVERYTHING is always negotiable. Be sure and ask for a build out allowance, which is common. And if they are giving you a month free rent, be sure that it is not added onto the end of your lease. They get tricky! Have a lawyer look it over, if you dont have one, its not free but its worth the couple hundred bucks you will pay for a complete look through. Ill give you some examples in my lease. I signed a 5 year lease in October of 2008. My lease was stated to be completed through January 2014. They tried to tack on the 3 months free I got at the end so it would appear I got it free, but really jsut deffered. Also it is standard to have rate increases every year, make sure its a fair rate! and in my verbal agreement pre lease negotiations, My lease was to be a set rate for the first year, I assumed since I had 3 months free beginning in October that my first payment due in January of 2009 would be our negotiated beginging rate... Those terds tried to make my first rate hike starting my first month of paying..lol.. in the end they called it a typo...lol but had I not had a lawyer helping me these things may have been big issues! And my build out allowance was another headache!! lol.. he came in handy dandy again. There are a million hoops to jump through to get paid! anyway, I have been in business 8 years now and it has been worth the headache times a million. There are several girls on here that knew me when it was just a dream of mine. ANYONE REMEMBER PREMIER IN ORLANDO WHEN I DID THE DOCS NAILS FOR PRACTICE FOR THE COMPETITION AND I WAS AMAZED AT HOW DEBS PHONE COULD CHECK HER EMAIL!!!!!!!!!! LOL.... back in the day!! Im all grown up and giving my own advice on do's and dont's of owning a salon.. who woulda thunk!!!lol
