I have the same type of setup in my private salon, too & photos can be seen 
at www.jillsnails.com. BUT.... I started out at a spa as an employee on 
50/50 commission when I moved here because I had NO clientele. 

After 2 yrs. I moved to another salon in a VERY small 10'x12' room (and I'm 
being generous with those measurements). It was their break room & it had 
no door to shut off from the noise of the rest of the salon. Within 3 yrs. 
I moved my way up into the largest room of the salon & was paying more than 
the hairstylists to rent it tho!

After being at that salon for 8 yrs. I started my own salon in the downtown 
area, in a commercial building, 2nd floor location (ugh...stairs...and lots 
of them) in another small room that was about 12'x12'. Then after 3 yrs. I 
absorbed the vacant room next to it & had a connecting door put in, so I 
had double the space. I was there a total of 5 yrs.

3 yrs. ago when my same landlord owned the building next to it & a spot 
became available, so I jumped on it. My salon now is on the 1st floor, has 
a wheelchair ramp, & is lodged in an entire 1 BR/1BA apartment that's 
located in another commercial building with 2 other businesses. I have my 
own washer/dryer in the BA, the open LR/K is my nail area, while the 1 BR 
is my private pedi room. The next time I move will be when I relocate to 
Gatlinburg,TN.....several years from now in the future!

My point for telling you all this? YOU'VE GOT TO CRAWL BEFORE YOU CAN WALK!

I didn't start out on top. I took baby steps with growing my business in a 
financially smart way. There's more to running a salon than you think & 
expenses versus income needs to be at the top of your list for 
priorities...right up there with choosing the best location for future 
growth. 

If the amount of money you put out each month on expenditures like rent, 
cost of monthly supplies, gas, wear & tear on your car, lunch, advertising, 
cell phone, etc. etc. EXCEEDS what money you realistically may (or may not) 
bring in for services charged, then that's what's known as being "in the 
red".....aka being "in the hole". Not good.

And if you put your start up costs on a credit card, you'll be paying WAY 
more for a LONG time with the interest charged AND it puts you at a greater 
risk for failure should something unexpected happen....like a car wreck, 
health issues, fewer clients than you expected due to the many other 
cheaper nail salon choices, etc.

Just saying.....better to be safe than sorry! List all the pro's & con's on 
paper to get a clearer view, and be totally realistic with yourself before 
you make a move you'll regret later. Many nail techs have gone totally out 
of the business due to making just 1 really bad financial decision. There's 
never only 1 way, so look around at other salon options & think outside the 
box.

Word of advice to all......IF the only way an idea can work is for ALL 
things to flow smoothly, then don't do it. Murphy's Law has a funny way of 
stepping into your life just when you expect it the least. I've seen it 
happen to others & it's happened to me before, too, so I can speak from 26+ 
yrs. experience. You'll be sorry if you ignore the warning signs.
