A SUGGESTION FOR DEALING WITH LOW-PAYING SIGNING JOBS

I had the pleasure of talking to one of our subscribers by telephone last week. 
 This gentleman is a very experienced notary signing agent who works directly 
for title and mortgage companies.  He told me that in the past he has always 
been paid a minimum of $200 per closing but within the past several months, 
both the mortgage and title companies have dropped their rates.  Some are even 
asking him to work for an unheard of amount of only $30.

This is shocking!  I cannot believe that any company would have the nerve to 
ask a notary to complete an entire loan signing for $30.  That is outrageous!  
Unfortunately these companies are getting away with it because there are 
notaries out there so desperate to earn money, they accept the assignment. But 
these notaries never once consider the fact they are losing money every time 
they accept them. Besides, accepting low-paying jobs like this will NEVER 
advance their business. Instead, they are detrimentally hurting their business 
and could lose it entirely if they do not change their company policies.

So what is the solution?  There are 100s of solutions to any problem, but one 
suggestion I have for notaries in this situation is NOT to provide travel 
expenses for jobs paying less than $75.  In other words, when the company 
called and asked me to accept a signing job for $30, my response would be �And 
how much is paid for the signing with travel expenses included?�  If the 
company said they did not pay extra for travel expenses, I would accept the 
assignment and have the borrowers travel to my home office to complete their 
paperwork.

Additionally, I would make the company aware that since I was accepting this 
low fee of only $30, I would need to require they send all the documents by 
overnight mail.  If they said I would be receiving edocs that needed printed on 
my office printer, I would alert the company there was an additional $30 charge 
for printing.  (Besides, it would cost them at least $30 in printing and 
overnight postage anyway.  Since you are doing them a favor by printing the 
documents and providing a copy to the borrower, you are to be compensated for 
this additional overhead expense.)

So if you are notary in such desperate financial need that you must accept a 
$30, $40 or $50 assignment � remember that if you are printing edocs as well as 
traveling to the borrower�s home � you are LOSING money.  In fact, you are 
paying companies to do business with you.  If you keep this behavior up, your 
company will fold and you will be out of business.

One solution to getting yourself out of a desperate financial situation so you 
can tell those companies to �take a hike� and only accept the good-paying 
assignments is to add on additional services to your business.  There are 
literally thousands of different opportunities for notaries in the real estate 
and legal-related fields. I have covered just a few in my book, How to Start,

The Notary News, and plan to make a future video that provides even more ideas. 
 In the meantime � start looking for other products and services (where you can 
utilize your notary public skills) to add-on to your company and start building 
your company instead of destroying it.

MARKETING IDEA FOR BANKRUPTCY FORMS PROCESSORS
AND NOTARIES ADDING THIS SERVICE TO THEIR BUSINESS

Here is an idea where you can put your skills as a bankruptcy forms processor 
to good use and make some great money.  The office of mortgage brokers are 
normally inundated with loan applications that have been turned down due to bad 
credit problems.  These mortgage brokers would love to turn these applicants 
into approved loans but many of these people need to file bankruptcy first.  
Therefore, most mortgage brokers tell the applicants to find an attorney and 
file bankruptcy � but few of them do.

Why would a loan application be approved if a person files bankruptcy?  Because 
when a person files a Chapter 7 bankruptcy, they cannot file another one for a 
minimum of 6 years.  Banks will grant loans to people who have discharged a 
bankruptcy because they know they will not be able to file bankruptcy on the 
mortgage loan they grant them. (Besides, a home loan is a secure asset.) So 
while it may sound strange � banks would rather give loans to people who 
recently discharged a bankruptcy than to people with bad credit who have not 
filed bankruptcy.

Once you have completed the training I provide in How to Start a Bankruptcy 
Forms Processing Service you can contact mortgage brokers in your area to 
assess the amount of �turn downs� they have that would benefit from filing 
bankruptcy.  Then you can take these figures to a bankruptcy attorney in your 
area and offer to provide the attorney with more business if you are paid to 
draft the bankruptcy petitions.  Any attorney would be crazy to turn down a 
free and steady income stream.

This is only one of many ideas to kick-start your bankruptcy forms processing 
business. As you can see � the real estate industry and bankruptcy do 
cross-paths.  Therefore, many notary signing agents are adding the bankruptcy 
forms processing service to their existing business.  This way you can cover 
�both sides of the fence.�

COMMENTS AND ADVICE FROM NOTARY SIGNING AGENTS

Dear Victoria:  I love The Notary News. It is very informative and I am very 
glad I purchased both of your books (signing agent and bankruptcy).  I have 
been doing so much business as a signing agent and have teamed up with another 
friend and we get so many calls it is wonderful.  We have finished reading the 
bankruptcy book which also was very informative however we have not implemented 
anything yet but we do plan to in the coming year. I wanted to let other 
notaries know there are NSAs out here doing very well and perhaps encourage

Dear Victoria:  Regarding the subscriber's letter about you being "dogged" on 
the forums 
(Issue #66 of The Notary News) I have the following comments:

If I were you, I'd hire someone to "dog" me about three to five times per year 
on the forums.  I am not making light of the attacks, but, in this case, one 
great result of the "dogging" is that it garnered a good deal of interest in 
your website.  Notaries who had never heard of you before learned by following 
the dog threads:

(1) There is a Christian element attached to Victoria Ring, and contrary to 
popular belief, a good many notaries have an interest in affiliating with a 
Christian notary in Ohio.  (2) There is a newsletter with free information to 
subscribe to on your website (3) Many notaries who write regularly on the 
forums affiliate their websites with yours (4) There is an affordable book 
giving an overview of signing agent procedures for sale on your website.

Thanks to the rather thorough "dogging" you received, curiosity from this 
situation drove visitors to your site, and then to my site.  It would be my 
guess that MANY sites in your 50statenotary.com directory earned extra hits 
this month as a result. If folks don't understand the basics of internet 
marketing and the value of hits scored, this will not mean much.  However, I 
do.  Thus, I can say where "dogging" is concerned in this instance:  Every dog 
is a good dog!

Dear Victoria:  It is Christmas morning and here I am at the computer working 
instead of what I need to be doing.  I am amazed at the notaries that do 
something just because some company told them that is what they want when it 
goes against Notary Public law. We have our laws-rules-standards whatever you 
wish to call them, yet some people will still do what they are told.  I have 
had to tell companies to find another Notary Public because they ask for things 
not within our guidelines.  We need to know the law and abide it.  Don't back 
down when you are told to do something wrong.

We need more notaries to attend the seminars and get educated - not part-timers 
that are looking for an extra buck and think they know what they are doing. It 
is sad when a company has to tell us where to notarize and to use BLACK INK. So 
many love to use BLUE (bright) and say "it works for me" WELL it is not legal 
ink.  However there is a legal BLUE.  You can find it at most offices supply 
stores.  Uniball makes one. It is BLUE/BLACK.  The ink MUST have enough pigment 
in it not to fade.  As a Recorder of Deeds there are many papers on file that 
the signatures are gone because someone wanted to use bright blue.  I am sure a 
lot of signing agents have seen passports and SS cards that the signatures are 
almost gone.

Let us all get educated and be the very best we possibly can. The notary banks 
are filled with notaries who either don't know the law or don't abide by it. I 
advice all notaries to set your goals to be the very best you can be!
