I just purchased a 1982 Nighthawk 650 from a person who was the second owner. It is in amazing condition, 9,xxx miles, not a scratch, started right up. This bike has been in the garage and never seen the rain. Like I said, very very clean. I drove it 1.5 hours home. It had rust in the tank and an oil leak started. I'm now looking at about $1,000 to get it running again.
I also purchased a 1996 750 Nighthhawk a year ago and it has run perfectly from day one. I have been extremely happy. Again, very clean and never rained on until i bought it. I ride it every day and really purchased the 650 as an impulse buy. The point of my story is you never know. The bike you're looking at looks clean but it also looks like it's been stored outside and not ridden much in a year. Both are not good for an older bike. Best of luck.
