Just a thought here....(truly)....might that have something to do with how long 
detailed records have been kept in a particular location? Or changed topography 
within an area?

As I read Wikipedia for Dallas, it appears that the Trinity river was relocated 
(by man) in 1908 and this significantly affected the flood plain of the area.

So....that would give you a 102 year flood zone. :)

I presumed they had a 500 year flood zone, and would like to see them outside 
of that. Their Miami facility is outside of a 500 year flood zone.
