I thought you were supposed to use "--" and not "-" for options.  ??
(I suspect you would also need one for lesstif libraries.)

The -I switch is puzzling.  It's not looking for your lesstif includes.
It is looking in the default place.  But why don't you have real Motif
in the default place?
