Some of the UI elements are Flash specific, you will need to replace such
items first.
Some might be easier (like the scrollbars)
some might be harder, like for example all the RTMP calls that are not
possible in DHTML at all.

For an experienced developer the refactoring to transform to DHTML might
take 100 hours.
Not only to make it "work" but also to fix it in detail.
