The way that works for me.
Make a bash file (or batch :) ) in the user directy. from that file you
change the directory and call opensim with screen.
That bash or batch file you can call as example from root with sudo.

When I try to start after doing a "su opensim -c screen ....." and try
to switch to the console I get "screen cannot open your terminal

when my monit tries to restart it with user opensim configured.
The only solution I have found so far is to login to the terminal
directly as opensim (with password) and start it there.
