I don't know, how much help I can be, since I don't use a virtual box.
You may have the External IP confused with your internal. I run my grid
from inside a local network connected to my wife's computer. So we can
share files, yet I can still connect with external machines able to log
onto my grid. I use a number simular to your external IP gut in my
internal. My External IP is one that I got using Dyndns service and
lets me use ryukyu.dnsdojo.com as my External address. I use the same
adress when logging onto my grid.
This is my Region file for my first region without the UUID and password.
Location = 1000,1000
InternalAddress = 192.168.0.198
InternalPort = 9030
AllowAlternatePorts = False
ExternalHostName = ryukyu.dnsdojo.com
MasterAvatarFirstName = InuYasha
MasterAvatarLastName = Meiji
This works for me, and my 10 test users one of which lives in
Australia. They have no problems getting to my grid.

on the Imprudence viewer tried logging in Home/Last place/Land name..
Nothing works unfortunately!

Opensim User: In Gridmode on Version 0.7.4. Nine Instances with 56 Regions. on
Windows 7, 64-bit. Phenom 9500 2.2 GHz Quad Core, Terabyte Hard Drive, 8gig
DDR2 RAM. Used XAMPP to load PHP Version 5.3.0, Apache
and MySQL 5.1.41-community edition. Groups, Profiles, Vivox Voice and
Offline Messages all working. (Not yet Public, 10 user accounts so far).
