Read the page you already mentioned again ;-)

It clearly explains how to 
- find a mirror URL
- get the IP (Workflow / 2. / 4.)

Example mirror: 
ftp://ftp.gwdg.de/pub/opensuse/distribution/SL-OSS-factory/inst-source
-> ping ftp.gwdg.de to get the IP
-> pub/opensuse/.... is the needed directory

Please notice that the factory tree is only frozen up to today (AFAIK) 
and will then be updated with newer packages as soon as they are built. 
This means you have to hurry if you want to have a "clean" beta1 
installation - but getting fixed packages isn't that bad, so don't 
panic ;-)

You can already choose the installation source in the bootloader of the 
CD. Press F3 to see all menus, then open the menu titled "DVD" (don't 
ask me which F key you have to press, it should be obvious) and select 
FTP.
