Since history began people invest on margin. How else can society increase its wealth? Someone gets an idea, takes a risk by borrowing, and then uses it to implement the idea. I doubt if anyone ever can save enough money to pull off these projects in a timely manner.

This applies to buying a home. Very people can save enough money to pay cash outright early on in life.
