Why have you chosen pessimist buffering? This keeps the record locked for the whole time you are editing, which will be giving you the "Record in use by another" messages. Optimistic buffering only does the locking when you tableupdate. If you only want one person editing a record at any one time, you could store the username plus datetime of edit, when then first edit, then pop up a message for other users who want to edit. You then clear these fields when you save or cancel editing. You will also need a method for someone to clear the "lock" in case of any crashes.
