I don't know if they are including medical gear. Most doctors and dentists pay out of their own pockets to outfit an office to have things like sinks and private bathrooms. The landlords don't usually pay for that. Around here most buildings that aren't extremely posh are in the neighborhood of $110-120 per square foot. Even our house was less than $200/sq foot, and we forked over a lot for the basement, extra insulation, and high-end windows.
