You shouldn't have to do that second part if you just did the 'ln' step,
could you see what the status of your pop service is by doing
  svstat /service/pop
You should see it as "up" or "down."  I suspect you'll see it being in
that state for 0 seconds.

If you've used the qmail-conf scripts at 
  http://www.din.or.jp/~ushijima/qmail-conf.html
you should be able to do
  tail -f /service/pop/log/main/current | tai64nlocal
but if you didn't just do the following:
  cd /service/pop
  more log/run
to see where they are placed.

Since you're in that directory I would then do the following:
  svc -d .
  lsof -n -i:110
  # kill off any pop sessions
  ./run
and then see what comes up on the screeen.

I suspect that you have another POP server running, which you'll find
out when you do the "./run"

Once you have it running do a 
  telnet localhost 110
from the server to see if you can connect to the pop port.  Then try it
from another machine, substituting the name of the server in for
localhost.
