Have you considered real estate? I wake up in the middle of the night watching these paid programs how to buy homes with  no money down & use to think what a waste. My brother-in-law has done well doing this. He buys homes that need work, do some repairs, rents them then finds financing for the low income renters to buy the homes. It sounds simple but he worked his way up to where he hires out the work now, he had to get a real-estate licscense. I think the whole idea of doing this though is location, location, location! He lives in Pa. where a small home can be bought cheap. There's plenty of neigborhoods in Ohio that has that potential. Phoenix is probably out of the question. I often wonder how cheap gov. repo's are? We bought our home through a sheriff auction. I do think however, real estate beats the stock market!
