Dear Sir,

I have for sale an apartment that is fully wheelchair accessible in west
palm beach Florida.

I also have a handicapped. Wheelchair van with a ramp and a quantum
wheelchair.

The apartment is in century village in west palm beach . It is a 2 bedroom
2 bath apartment it is about 1100 square feet I think it was built around
1983. The community is well kept and has 2 entrance gates with full time
guards and security. It is on the first floor ( although the building has
an elevator). We wanted 1 sty floor so She will not have a problem if the
power goes out. We are also on the electric grid with the local fire
department, so even when there was a storm knocked out the power we were
the first to be restored. Everyone in Florida wants to be on an electric
grid with a local hospital or fire station.

One bathroom is off of the foyer the other bathroom is off the master
bedroom.

This is probably the largest of all of the 2 bedroom apartments in century
village and it is nicely laid out for a handicapped apartment. This was her
3 rd apartment in this section of century village. We kept moving as she
needed increased care.


Apartments in century village go from 12k to 90k depending on the size ,
the layout the section etc. this apartment was the best layout for her and
one of the largest square footage with the straightest layout design and a
large walk in ( or wheelchair drive in) closet and a large glass in patio. .

It has straight line access into the apartment. We have a permanent ramp
installed to go over a 2 inch step. , if you go straight it goes directly
into the master bedroom. We redid her master bathroom. Pulled out the tub,
broke up the floor to make a totally flat roll in shower with a rubber
gasket. We had custom made cabinets and sink narrow to give extra room in
the bathroom. The walls have special reinforced fiberboard to prevent tiles
from breaking if she would run into a wall with the wheelchair or Hoyer
lift or shower chair ( the old tiles were always broken when they would get
hit and the wall behind would give way.
The shower now had special reinforcements placed behind the walls to
support multiple wall and fold down bars that could support excessive
weight.

The kitchen table is a pedestal than pulls out to get bigger or let a
wheelchair sit under it without the table feet in the way.

Originally she was walking with a cane, then a 4 prong cane a three wheel
walker, a 4 wheel walker then a secession of wheel chairs. Finally an
electric wheelchair. We still have the chair it is a quantum chair turns on
a dime and one of the most compact easiest to operate. It also has an
electric rise to allow her to either see into the freezer, get things in
the closets or help transfer to an exam table in a doctor's office ( since
it raises and lowers. The feet are hydraulic and also rise. We even have a
power recliner that helps you to get out of the chair it rises to help you
stand.

The chair goes all day , or several days on a charge. The batteries were
recently changed.

We have an electric bed. It has head rises, foot rises and the entire bed
rises and goes very low . this was picked out especially because it lower
so far down. We would raise the chair and lower the bed to move into the
bed or raise the bed and lower the chair to move down into the chair. As
she got weaker it was easier to move down. We have a transfer board when
she found it hard to transfer.
Finally we have a power battery operated Hoyer lift when she was no longer
able to transfer on her own.

The apartment has a ramp that leads into the apartment and a ramp out the
back bedroom to a glass enclosed patio area.

We have several commodes, and two (a new and used ) rolling shower chair
that rolls directly into the shower.

Eventually we need to have a part time and then a live in aid. The 2 nod
bedroom has a bed and a closet to accommodate a 2 nod person or a live- in
helper.

We also have an end , assigned parking spot to accommodate her van it is a
2008 Chrysler town and country. We purchased it from the dealer I think in
2009new, already made into a ramp van by the dealer. It has a ramp that
folds out to allow a wheelchair or scooter to enter from the side. It is
all electric so that you press a button and the ramp folds in or out. It
can hold onto a fairly high side walk. It has approx 56 k miles on the van.
She used to drive the van herself so the driver's seat is specially adapted
so that it electrically moves back and turns around sideways. She could
drive up the ramp turn the wheelchair or the seat on her scoter. Reach over
and hit the switches on the driver's seat to move it back and rotate. The
driver's seat and wheelchair would be side by side so she could scoot over
into the driver's seat and turn it back into position to drive.

We just put new tires on the van and the springs and shocks were hot heavy
duty enough for the weight of the wheelchair so we just about 2 months ago
had a truck company custom make leaf springs and put in new heavy duty
shocks and springs onto the car to raise it up to give the car a better
ride. The car accommodates a wheelchair and has 5 additional seats. We even
have a left foot pedal made for the van when her right foot was weak and it
was hard for her to drive with her right foot. .
The van has special tracks in the floor to tie down the wheelchair to make
if safe to drive with someone in the wheelchair or scooter.

For the right person the apartment is a turnkey for a person who needs it
or may need the accommodations in the future.

When we looked for a handicapped apartment we could not find anything even
in assisted living. We would have had to make 15 20 thousand dollars of
improvements in moving walls for straight line access, widening doors
ramps, removing tubs and building shower, cabinets etc for her. And we
would not have owned the apartment it would have been still paying rent and
fees to the assisted living company.

Century village is a large community. It has included cable, free washing
machine and dryer use. there are shows, movies, several heated pools, gym
and free buses within the community or to local restaurants, or shopping or
the club house. We wanted her to have her own van so she would always be
independent and be able to go when ever or where ever she wanted.

The section she lives in is called "Wellington" it is the nicest section
with the largest apartments. Many of the apartments there are very small ,
cheap and have no central air. This has central air conditioning, a very
large walk in closet and a very large patio. There is a separate storage
bin in the laundry room that is about 10x 6 feet floor to ceiling. She used
to ride a 3 wheel bicycle that we stored in there.

My mother was a very proud and independent woman. It killed me to see what
happened to her over the years. Once she started going downhill it
progressed very steadily. She was a woman who refused to even use a cane
for as long as possible. I did whatever I could to help her maintain her
independence. This was the perfect apartment for her. Originally she was
very active in the community playing cards, bridge, swimming for exercise,
moves and she loved the cheap 1 to 5 dollar show and the free movies. Many
of the shows were the same ones that come to the Kravitz center for the
arts in west palm beach for 60 or 80 dollars a ticket.

W had more and better equipment than many of the rehabs she was in.
We moved to Florida for the year round, nice weather. It meant she was
never trapped in the house for snow, cold or bad weather. I never wanted
her to slip and fall
I have not finished cleaning it out or putting it up for sale yet or all
the equipment in it. I have several people interested in the equipment. I
was waiting to see if I sold it to a person needing the equipment what they
would want before I broke it up.
