This is all about reducing risk. I include sections specifying that
additional charges may apply if:
-We are required to appear at a planning commission, historical
preservation or other committee or create additional documents to respond
to special requirements.
-We hit bedrock or unmarked private utilities while boring or trenching.
-The customer changes the design.
-The roof has hidden defects.
-The Enphase or other communication medium does not work.
-The materials are delayed due to no fault of mine.

that has worked for 35 years, but it is highly reliant on a firm hand
shake, so to speak.

workmanship manner, not responsible for out of control delays, bid good
for 30 days, extras billed on top of this contract, acceptor pays
attorneys if it has to go to court for any reason, service percentage for
