She can sell her home on her own because she owned the home before 
she married him. Furthermore, I don't think he could have been place 
on the deed because he was illegal. 
Home insurance does not transfer from one owner to another. If she 
sells the home to you, your policy will not honor the damages 
because the damages existed at the time of purchase. she may be able 
to pay the insurance company in order to get the damages fixed.
