I wouldn't. It may make the offer look stronger, but it leaves you exposed beforehand. What happens, if at the last minute, the appraisal ceoms in at a number lower than what the bank will fund.
The other issue is insurability. With the CLUE database, you'd better protect yourself there, too. A claim can make a building uninsurable for the new owner.
