USA based and Israeli/British based
My American buyer desires to the acquisition, apartments, assisted living faci, bank, campground, commercial, condos, financial, free standing bldgs, golf course, historic building, hotels, industrial, land, motel, nnn, office, parking garage, resort, shopping center.anywhere in the USA with a value of 10 mil to 150 mil USD. He is looking for properties that do not have a mortgage, and he will close within 90-120 days.and will net over the appraised value.
My Israeli/British clients desire income producing properties (including energy based businesses-gas stations) in the more known areas of the country, (Las Vegas, Miami are popular) A/B size cities. In general they desire properties with a high cap rate 9+ and high cash on cash 17+. They would prefer that there is financing in place and that the tenants be high rated plus rental contracts be above 5 years. The price of the properties should be between 10-150 million USD. Equity partnerships are also possibilities.
