The business model that I am about to present is the basis for a real estate partnership. I certainly did not create this concept, however, I do know for a fact that I have brought some creative ideas that have really enhanced this vacation home weekly rental business. After analyzing and conversing with a friend whose been doing this for nearly five years and how easy it was to rent his homes out by the week, I decided to start my own weekly rental business. Through my career in the media community I have established long-standing relationships in the barter and trade industry. I have great relationships with real estate agents and mortgage bankers. In addition I have opportunities to purchase home furnishings, appliances, artwork and miscellaneous house hold items at substantial discounts. This is a big asset to saving money and I would pass these huge savings on to my real estate partners. In addition I have secured discounts on general maintenance for upkeep on the homes, pools, spas, landscaping and house cleaning. Experts and analysts in the real estate community say that here in Arizona, particularly the Scottsdale area; will be receiving an estimated 20% appreciation on homes per year for the next five years. Not only do you have the long term appreciation, but a positive cash flow is generated that out performs the traditional monthly rental property model. For liability reasons I have formed a LLC which I plan to do for each and every one of the homes. We also have a CPA that manages the finances and a contract attorney that has developed all the legal documents such as rental agreement/terms and conditions.
