HIGHLIGHTS OF THIS BRAND NEW PROGRAM INCLUDE:
*Minimum loan amount - $2 Million with multi-borrower
pooling accepted. No maximum. $200M limit per project
phase.
*Interest rate/term length - 5% to 7% fixed rate.
25 year amortization with a 3-10 yr. balloon.
*Loan types - Real Estate, Equipment, Lines of Credit,
Debt or Debt/Equity Combinations, Joint Ventures,
Development Projects, Lease Purchase Options, and many
more types of loans.
*Fees - Lender Fee is 2%. Brokerage fees negotiable.
*Escrow Deposit - A minimum of $1M or 10% of the total
requested loan amount. Account is established by the
lender in the lender's name with an irrevocable
assignment to the depositor (borrower or a third party
sponsor/investor). The escrow account must be held for
a minimum of 1 yr. These funds will be held by either
U.S. Bank Corp. or Wachovia Bank and will earn 7%
interest after 45 days, paid by the lender, not U.S.
Bank Corp. or Wachovia Bank.
In the event the borrower, or his third party
sponsor-depositor, lacks the funds for the escrow
deposit of 10%, we have a semi-hard money lender who
will make the borrower/sponsor a loan against any free
and clear assets (real estate only), even in foreign
countries.
*Security - 1st lien position on all assets procured
through funding
*Pre-pay penalty - None
*Personal recourse - None
*Closing time - 90 days after creation of the escrow
account. 12 month staged payout period. Schedule for
staged monthly payouts are as mutually agreed and
structured by the underwriter for the client:
*After 12 months, the entire loan payout is completed.
*NO UPFRONT FEES REQUIRED - An application fee of
$2,000, non-refundable, is due only upon submission of
the formal loan application made by the borrower. No
money is paid upfront nor is the application fee
passed on until absolute acceptance of the business
plan is made by the lender and processing of the loan
is then ready to commence.
An executive summary, accompanied by a client
registration form and proof of available funds
(available by request from Reata Funding LLC), will be
the first submission documents for reviewal by the
lender.
