I have a builder in Savannah Georgia who is still in his first stages of building new homes; in a community that has spec homes available with significant discounts ranging up to 20K, FMV town homes starting at 120s and single-family homes ranging from $130s-$200,000s in the first phase, which would afford you quick equity. The community is modeled after the downtown squares of Savannah
and Charleston. Large parks and open space will be throughout with sidewalks, tree-lined streets and neo-traditional styled homes. That is, homes with balconies, porches etc., most of which with driveway access off of common lanes or alley ways behind the homes. Amenities to include; pool, clubhouse, fitness center, covered cookout area, playgrounds, fish-stocked ponds, bandstand, and even maintained front lawns. The Wester Savannah, area is the fastest growing in the entire state and ranks #30 in the country for future growth.
The builders are in Phase I with approx. 55 homes sold and roughly another 680 to sell in three more phases. What that means as an
investor is future price increases. They have incentives in place for both building and purchasing existing spec homes. If one is to build, they will give $4800 in design center credits plus if using their mortgage company they will pay $3000 towards closing costs. If one chooses a spec home and can close by the end of September they will discount that home between up to $20,000 on single family homes and $8,000 on town homes. Bottom line, instant equity. This building company is the largest residential homebuilder in the country. Their division typically provides many spec homes in new communities for quick closings and the ability to offer incentives. Many of these spec homes in are close to the parks where they want to have families in place; it helps them out as well.
