Then where the hell IS it?  Why make such a [EMAIL PROTECTED] 'mystery' out of it?  I have a client who manages a $26MM assisted living facility here in Texas (see? no secrets - isn't that a lot better?) - any interest?

Subject: [RealEstate] Wanted JV partners for assisted living facility to buy! and personnel for sweat equity plus salary

If you know of anyone who can manage a business such an adult care or
assisted living, preferably with nursing background, I need to talk to
that person! There is a property for sale and the biz where we can
invest in as a group and make money!

If you can be the adminstrator to run the biz, that would be your
share in the purchase and a salary plus future equity..

So I am looking for investors as well get this property, the biz
and existing clients now also assisted by the county, meaning, should
the patient run out of finances, the county supports his/her expense.

The facility rooms less than a hundred beds, but more than fifty. It
is outside of the California  area, still in the West. Warm climate, booming real
estate market. It is not in Las Vegas. All inventory office equipment,
and furniture, etc worth 85K included in the sale price. Current owner
will train, the total sq footage is 16,000 livable area, 6 buildings,
two units have kitchens/dining rooms/family rooms, one unit has an
activity room, and a salon and barber shop. There are also two offices
in one of the buildings. The financials show profits.

We can buy this as a group! Retired doctors welcome with convalescent
home experienced! Here, I am back to headhunting again! :)
Just being creative I guess!

Sale price: 1.85MM

Are there any women here from the Phoenix area?

I once belonged to a very informal real estate investment group, but it
dwindled down to almost nothing and finally died for lack of interest.

That was about 3 years ago. I miss it.
