I have never seen a state with all the investors that I work with, including florida where im at that allows anything to be paid to anyone if they are not a licenced real estate agent, state wide, state to state, or any other way.  Bird-dogging, but that is a per transaction fee, you must come up with a fee that you can charge, and for bigger deals, incorp. yourself, but you cannot charge a percentage for anything you do unless you are licensed as far as i know
