Hello;
I am looking for a private investor with 100k to
invest in 30+ house
deal in Virginia. These properties are purchased at
tax deed sales
and I know the buyer who has no interest in the properties
as far as
rehab goes. He is only interested in flipping them for what ever
he
can get for them which is normally under 5k. This makes these units
very profitable as rehab projects due to the low purchase price. He
will make a deal with me to buy all these properties at a set price
per unit.
The funds will be used for:
10k to cover the moving of
my self and business to the area these
properties are located in. This
will be covered by a promissory note
payable when the first property
closes.
The rest of the funds will be used to purchase and rehab the
properties as they become available. These fund will be covered by
real estate first position mortgages.
This person also has lots for
sale that could be built on and will
give me first right of purchase on
these lots.
Here are some of the recent deals that I had access to

contact of mine:
1450sq ft 3/2 for $6000.00
1400+sqft
two story 3/2 $1400.00
3lots two city and one country lot $538.00
The
comps for the area on these houses are over 60k.
This is the best rehab
deal that I have found EVER. The income
potential is over 400k min. per
year with growth potential to
